One of the first questions on almost every project: do you need a full planning application, or does your project fall under permitted development?
Permitted development
Covers many single-storey rear extensions, some loft conversions, and smaller works — provided they meet set limits on size, height, and design. Often only needs a Lawful Development Certificate, with no neighbour consultation and a faster turnaround.
Full planning permission
Needed when a project goes beyond those limits — larger extensions, two-storey additions, roofline changes, or anything affecting a listed building or conservation area. Assessed against local policy and can involve neighbour consultation.
What planning fees cover
- A separate cost to architectural fees, paid directly to your local council
- A householder planning application currently costs £548 — this fee is set nationally and is the same across every council in England, regardless of borough or project size
- Fees are fixed regardless of the scale of your extension — a rejected application means paying again
How long it takes
Most London councils aim for eight weeks from validation, though busier boroughs can run longer. Clear, complete drawings are the single best way to avoid delay.
How we approach it
We flag early if your project might qualify for permitted development — it can mean a faster route to starting, and changes how we design from the outset. Where a full application is needed, our planning drawings package is built to anticipate the questions a planning officer is likely to ask, reducing the chance of requests for further information and keeping your timeline on track.
